Project Manager - Commercial Building

This position encompasses a variety of responsibilities that include:

  • Overall Project Management, including:
  • Budget management including cost tracking, forecasting, monthly projections, review with project team, contingency, and allowance tracking, change orders, equipment and labor resources, etc.
  • Contract management including adhering to owner contract requirements; writing, creating and managing subcontractor contracts and reviewing/creating subcontractor change orders.
  • CPM Schedule Development, tracking and updating. Helping facilitate pull scheduling and holding subcontractors accountable for the schedule.
  • Oversight of RFIs, procurement, submittal, and other typical operations usually performed by the Project Engineer.
  • Run and facilitate Owner/Architect/Contractor weekly meetings.
  • Collaborate and work in conjunction with the Project Superintendent to ensure that the Superintendent has what he needs to build the job including having subcontractors on board, materials and equipment on time, and internal resources necessary.
  • Manage and oversee Project Engineers and their responsibilities.
  • Developing productive, trusting, and professional Owner and Architect relationships.
  • Participate in interviews to win work.

Minimum Qualifications and Skills:

  • Minimum 5 years in the construction industry
  • No more than 2 companies in 5 years, or 3 companies in 10 years
  • Must have prior project experience as Project Manager on jobs $3M+
  • Must have good references from: previous Owner & #emp#loyer#
  • Must be a resident of the United States
  • Must have prior experience as a Project Engineer; processing RFIs, submittals, etc.
  • Bachelors Degree in Construction Management, Engineering, or other related field
  • Healthcare and/or educational project experience preferred

General Construction Cost Estimator

 

General Construction Cost Estimator that can estimate at a high level with great detail to join our New York based construction management team. This position will be a key player on the team and assist in the growth and development of our Estimating Department and Construction Management practice area. This position has the long-term opportunity to grow into a Chief Estimator role for the right candidate.

Requirements: 

  • Lead all general construction cost estimating firm wide.
  • Assembly and roll-up of cost estimates to include all trades on a project.
  • Assist in the training and mentoring of junior staff within the Estimating Team.
  • Be an integral part of the Construction Management practice area and assist with the future strategic growth of the Estimating Team.
  • An Associates Degree in Construction Technology/ Management, Engineering or Architecture is preferred.
  • 6 14 years of experience in General Construction Cost Estimating with multidiscipline buildings and infrastructure projects.
  • Proficiency and significant experience with General Construction Cost Estimating at the concept level through detailed bid level estimates is required.
  • Use of cost estimating software and the development of detailed quantity take offs and application of historical cost data to prepare estimates is essential experience required.
  • Excel in communication and working in a team environment.
  • Have excellent organizational skills and ability to multi-task.
  • Have leadership abilities.

Senior Project Manager

 

KEY RESPONSIBILITIES

1. Identify design criteria plus plan and execute effective designs focused on exceeding client expectations.

2. Provide direct client interface and spearhead plan processing at public agencies.

3. Marketing, business development, lead finding and pursuit of new work. MUST HAVE A BOOK OF BUSINESS TO BRING ALONG

4. Admin and finance tasks such as invoicing, budget monitoring, proposals, change orders, timecard approvals for team and attendance at required meetings.

ESSENTIAL DUTIES AND RESPONSIBILITIES

Other duties may be assigned:

Develop schedules and supervise coordination of workflow of the design team with Sr. Project Manager.

Supervise plan preparation, technical reports, cost estimates, and other client deliverables. Assure work/design is of high quality, cost effective, incorporates Full Circle Thinking, and meets the agency and client standards.

Supervise or provide direct contact with agencies, supervise plan processing for approval, work with agencies to resolve design problems and determine compliance with agency requirements.

Oversee coordination with all outside consultants (geotechnical, landscape, plumbing, architect, etc.) and internal departments (survey, mapping, water quality, etc.). Initiate kick-off meetings, as appropriate, for various project phases.

Conduct site investigations and other research for proposals, designs and marketing materials. Oversee or make visits to site during construction to check for plan conformity, resolve construction discrepancies and respond to RFIs. Provide workload forecast to ensure team is properly utilized.

Communicate need for additional resources with Sr. Project Manager.

Conduct staff reviews and provide coaching/training.

Responsible for seeing that time is properly charged to project and employee timecards are submitted in a timely manner.

Track project budgets, provide billing instructions, and change order requests when required.

Initiate, implement and promote new ideas and procedures incorporating Full Circle Thinking.

Represent FEI in meetings with clients and agencies.

Attend seminars and classes and submit written evaluations of seminars and classes with one or two key changes your going to use.

Regular attendance and punctuality.

SUPERVISORY RESPONSIBILITIES

In coordination with Principal or Sr. Project Manager supervises 1-5 employees within the Engineering Team. Carries out supervisory responsibilities in accordance with the organization's policies and applicable laws. Responsibilities include interviewing and training employees; planning, assigning, and directing work; appraising performance; rewarding and disciplining employees; addressing complaints and resolving problems.

QUALIFICATIONS

To perform this job successfully, an individual must be able to perform each essential

duty satisfactorily. The requirements listed below are representative of the knowledge, skill, and/or ability required.

EDUCATION, EXPERIENCE & KNOWLEDGE

Any combination of a bachelors degree (B. S.) in Civil Engineering or equivalent discipline from a four-year college or university and civil engineering design experience totaling ten years; or equivalent combination of education and experience. Minimum 3 years of experience as the central design figure for a team as well as experience mentoring and overseeing workflow of projects is required. Successful candidates will have well-developed problem solving, decision-making, communication and team building skills and the ability to manage projects from start to finish. EIT certification required. PE license or ability to obtain the PE license within two years of hire/promotion is required.

Proficiency in AutoCAD and/or Civil 3D preferred.
